Seller prep

Get the home ready for photos

Send this to your seller. It takes about two minutes to read, and a ready home photographs better, goes live sooner and skips reshoot fees.

Whole house

Turn ON every light, lamp and under-cabinet light (replace dead bulbs).
Turn OFF ceiling fans and TVs.
Open blinds and curtains to the same height in each room.
Hide small rugs, trash cans, pet bowls, litter boxes and cords.
Remove personal photos, mail, medication and anything with names or valuables.

Kitchen

Clear the counters almost completely (one bowl of fruit or a plant is fine).
Remove magnets and paper from the fridge.
Hide dish soap, sponges, towels and the dish rack.

Bathrooms

Toilet lids down.
Clear the counters and the shower/tub ledges.
Hang one set of matching towels or none.

Bedrooms & living areas

Make the beds smooth; tuck in sheets.
Clear nightstands and dressers.
Straighten pillows and throws; less is more.

Outside

Cars out of the driveway and off the street in front.
Garage doors closed; trash bins out of sight.
Pool clean, cover off, equipment hidden; pool lights on for twilight.
Patio cushions out, hoses coiled, toys put away.
Sweep the walkway and the front entry.

On shoot day

Pets out of the home or crated in the garage.
Plan for 60–120 minutes depending on size and add-ons.
It's fine to be home; we'll work room by room.
Gate codes, lockbox or access notes: reply to your confirmation or add them to the order notes.
